Water is going to be a scarce commodity. Water utilities like middlesex own over 80% of their water sources. Despite regulation the prices they charge will rise and this is a solid dividend/growth play.

Dividend hikers to outperform stagflation. (Though this one will likely be sleepy, and just barely keep up with inflation.)

Viewed as a safe play in most peoples eyes. We won't stop usng water and East coast water needs more help than most other places.
