Good yield with above average dividend growth prospects. Downside should be limited from here. US Government is top tenant, provides stability. Short term issues with some properties being vacant shouldn't be a long term issue.

Real Estate in D.C. area is already improving following the worst of the recession. Buying this now whilst it's cheap (and yet it still pays a good divvy).

This stock is included in the Morningstar "Dividend Portfolio," which I use as my core stock group. I highly suggest anyone interested in dividend income take a look at this grouping of quality income producing stocks.
