1. Associated Bank's rates are not competitive with the other banks. I checked when I was shopping for a mortgage.

2. As bonds continue to fall, interest rates continue to rise. Higher interest rates will hurt banks badly.

3. This particular bank is not profitable and cannot survive by itself. I expect it to be acquired by a foreign bank in 2011 just like it's rival in Milwaukee (M&I Bank)...but at a far cheaper price than what it is now.
