Expensive property in a niche market for life science research seems to be a bit speculative in this market, especially given that some of these properties are in cities like SF, where prices continue to fall as taxes continue to rise.

Well-run REIT with low leverage, but this quality and more are priced-in. Wtih top-end FFO guidance of $4.57 per share, the stock has an FFO yield of 5.86%. The dividend yield is currently 2.30%. Neither should inspire market beating returns given the current headwinds in commercial real estate.
